Picerne Development Group won the rights to develop a 22 acres parcel in Vega Alta, Puerto Rico thru an RFP process. The land presented a particular condition of having significant karstic hillocks that need to be preserved. The RFP program called for a minimum of 320 units.

CSA design for Veredas de Monte Rey is comprised of an estimated 376 apartments planned for the valley between the hillocks following the curvilinear boundaries of these important natural formations. The result is an enclave that feels pertaining to the site rather than oppressing it.

CSA developed the master plan of the entire development for land use approval process by the Planning Board. CSA also performed the multitudes of environmental studies needed for the environmental review documents. In making this project feasible, CSA also worked with the utility companies to define required offsite works necessary to have storm management, potable water, sanitary sewerage and power services for the entire development.
